This 4 bedroom modern house is 185 sq.m. total floor area ( 92 sq.m. ground floor and 93 sq.m. second floor) which will require at least 106 sq.m. lot area. the minimum frontage width of the lot should be 12 meters so that the garage side would be firewall. The minimum depth or length of the lot should be 14 meters, to satisfy 2 meters rear setback and 3 meters at the front.

If you don not want to make the garage side firewall you need at least 14 meters frontage width. Garage front can also be extended all the way to the boundary lot in front to maximize the space.

The ground floor layout consists of the 2-car garage, porch, living area, bedroom 3, dining, kitchen and service. Opening the main entrance on small porch is the living room with 4 m by 3.5 m size in which a hallway will lead you to the dining and kitchen at the rear side. Under the staircase is a small storage room to accommodate extra baggage for the house. At the right side, is the 2-car garage and a small bedroom which can serve as a maid's room or a guest room maybe.
